S-Trap vs. P-Trap: Why S-Traps Fail California Plumbing Code (and What Fixing One Costs)
If a home inspector, a plumber, or a contractor doing a remodel has ever flagged a "trap issue" under your kitchen or bathroom sink, there's a good chance the culprit is an S-trap — a drain fitting that was standard decades ago and is now a plumbing code violation almost everywhere in the United States, California included. It's rarely dangerous in the way a gas leak or a burst pipe is, but it causes a specific, recurring problem: sewer gas smell that comes and goes for no obvious reason. What is an S-trap, and how is it different from a P-trap?
Every sink drain needs a trap — the curved section of pipe that holds a small amount of standing water to seal off the drain line from the sewer gas sitting in it. The shape of that curve is what makes the difference. A P-trap curves down and then turns horizontally before connecting to a vented drain line that runs up through the wall to a roof vent. An S-trap curves down and then immediately back up before dropping straight into the drain below the floor — no horizontal run, and critically, no vent tied into that curve.
Visually, an S-trap looks like a P-trap that drops straight into the floor instead of turning into the wall. If the pipe under your sink goes down, doubles back up, then disappears straight down through the cabinet floor with no connection heading toward a wall, you very likely have an S-trap.
Why S-traps are banned under the plumbing code
The problem is a phenomenon called self-siphonage. When water drains out of a properly vented P-trap, air comes in through the vent to equalize pressure, so the trap refills and keeps its water seal. An S-trap has no vent feeding that curve, so as water rushes out and down the vertical drop, it creates a vacuum that sucks the water seal right out of the trap along with it — the same way tipping a straw out of a drink pulls the last of the liquid with it. Once the trap runs dry, there's nothing stopping sewer gas from drifting back up into your kitchen or bathroom.
Because that failure mode is baked into the fitting's shape rather than being a workmanship defect, the Uniform Plumbing Code — the model code California cities adopt — prohibits S-traps outright in new and altered work. An existing S-trap in an older California home isn't automatically illegal to leave in place (code typically isn't retroactive until you touch that plumbing), but any inspector doing a permitted remodel or repair in the area will require it be corrected before signing off, and it will show up as a defect in a pre-purchase plumbing inspection.
The symptoms: an intermittent sewer smell, not a constant one
S-trap problems are notoriously hard to diagnose by smell alone because they're intermittent. The trap only siphons dry after a strong, fast discharge — running the dishwasher, draining a full sink of dishwater, or a washing machine standpipe nearby dumping its cycle — and the odor often shows up later, once the small remaining water has evaporated rather than the instant the trap empties. Fixing it: reroute to a P-trap, or add an AAV
There are two standard corrections, and which one applies depends on what's already inside the wall:
- Reroute to a proper vented P-trap. If there's an existing vent stack reasonably close — common in kitchens and bathrooms that already have other fixtures nearby — a plumber cuts in a horizontal run from a new P-trap over to that vent. This is the cleanest, most code-compliant fix and the one an inspector will always accept.
- Add an air admittance valve (AAV). Where running a new vent to the roof isn't practical — a kitchen island sink is the classic case — California code allows a mechanical air admittance valve mounted near the trap instead. What it typically costs in California
For a straightforward under-sink correction — swapping the trap arm for a code-compliant P-trap where a vent connection is already accessible, PVC materials, easy cabinet access — plan on roughly $150 to $300 in most California markets, similar to any other standard sink plumbing repair.
