Why condensing water heaters produce acidic condensate

A conventional (non-condensing) gas water heater sends its exhaust straight out a flue, still hot enough that no moisture condenses out of it. A condensing unit — most modern high-efficiency tankless water heaters and some high-efficiency tank models — squeezes extra efficiency out of that same exhaust by cooling it further, low enough that water vapor in the combustion gas condenses back into liquid inside the unit. That's the "condensing" in the name, and it's a real efficiency win: more of the fuel's energy ends up heating water instead of leaving as hot exhaust.

The tradeoff is chemistry. Natural gas and propane combustion produce carbon dioxide as a byproduct, and when that CO2 dissolves into the condensing water vapor, it forms carbonic acid — the same weak acid that makes soda fizzy and, at higher concentration, mildly corrosive. Condensate from a residential gas appliance typically comes out with a pH somewhere in the 3 to 5 range on a scale where 7 is neutral, similar in acidity to black coffee or tomato juice. A heat-pump water heater produces condensate too, though for a different reason (it's dehumidifying the air it draws heat from, the same way an air conditioner drains condensate) — that water is closer to neutral, but many installers still route it through the same trap-and-drain setup as a matter of routine.

What California code requires

The California Mechanical Code requires that condensate from a condensing appliance be collected and discharged to an approved plumbing fixture, drain, or disposal area, using materials that can handle the acidity — PVC and CPVC hold up fine, while bare cast iron or galvanized steel drain line does not. Beyond that baseline collection-and-drainage requirement, whether a neutralizer specifically is mandated depends on the local jurisdiction and, often, on what the condensate is draining into: several California cities and counties require a neutralizer whenever condensing-appliance drainage discharges toward a municipal sewer system, and some water agencies flag it directly in their wastewater discharge rules, since a whole neighborhood's worth of unneutralized condensate adds up at the treatment plant. How a condensate neutralizer works

A neutralizer is a small inline cartridge — usually a clear or white plastic canister a few inches across, plumbed into the condensate line between the water heater and the drain — filled with calcium carbonate media, typically crushed limestone chips or marble chips. Acidic condensate passes through the media on its way to the drain, the calcium carbonate reacts with and neutralizes the acid, and what reaches the drain is close to pH-neutral. It's a passive device: no power, no moving parts, nothing to program.

The one thing it does need is occasional attention. The neutralizing media dissolves as it does its job, so the cartridge needs the media refilled or replaced roughly once a year to every few years depending on how much hot water the household runs through the unit — a water heater serving a large family working through more hot-water cycles burns through the media faster than one in a low-use vacation home.
